Leadership in Energy and Environmental Design [LEED®]
Developed by the US Green Building Council® [USGBC], the LEED green building program is an internationally recognized and serves as a framework for developing healthy, highly efficient, and environmentally responsible buildings. LEED also helps investors meet their ESG goals with management practices that prioritize building efficiency, decrease operational costs, increase asset value, and ensure productivity, comfort, health, and wellbeing for occupants.
LEED-certified buildings command the highest rents, while lease-up rates typically range from average to 20% above average; vacancy rates for green buildings are an estimated 4% lower than non-green properties.
ENERGY STAR®
Originally developed by the Environmental Protection Agency [EPA] to promote energy-efficient products and reduce greenhouse gas emissions, ENERGY STAR Portfolio Manager has become the industry standard for measuring and tracking energy performance within commercial buildings.

Green Globes®
Based on the Building Research Establishment’s Environmental Assessment Method [BREEAM], the Green Globes rating system assesses a building’s environmental and energy performance. With a lower barrier to entry than some programs, new and existing commercial buildings can be acknowledged with a rating of one to four globes based on a minimum 35% rating on a 1,000-point rating system.
Net Zero Energy
A Net Zero Energy Building [NZEB] generates on-site renewable energy to meet or exceed its annual usage. Minimizing energy consumption through combined passive and active design strategies, and system efficiency, is critical to achieving net zero energy. Embraced by the International Living Future Institute [ILFI] and Architecture 2030, NZE buildings are an essential tool in the fight against climate change.
WELL Certified™
The WELL Building Standard focuses on how a building impacts the health and wellness of occupants. Areas of concentration include air, water, nourishment, light, fitness, comfort, and mind. The WELL Building Standard also seeks to address key elements of occupant health including focus, energy, form, sleep, stress, longevity, development, beauty, vitality, resilience, and alignment.
Fitwel®
Informed by an analysis of over 5,600 academic research studies, Fitwel was developed to foster a healthier future with buildings contributing to community wellness. Fitwel evaluates buildings using 55 evidence-based design and operational strategies that enhance buildings by addressing a broad range of health behaviors and risks.
RESET® Standard
The first sensor-based and performance-driven certification program for the built environment. RESET creates a framework for continuous facility monitoring and benchmarking with an emphasis on data quality. RESET assesses a facility’s materials, air, water, energy, and circularity to measure building performance and quality.
